Buying Real Estate in Miami as an International Buyer

A large share of the buyers I work with are relocating from Brazil, Portugal, or elsewhere in Latin America — and Miami has one of the most established processes in the U.S. for international real estate purchases. Here's a plain-language overview of what's different (and what isn't) when you're buying from abroad.

You Don't Need to Be a U.S. Citizen or Resident

Foreign nationals can buy real estate in the U.S. with no citizenship or residency requirement. What changes is mainly financing and documentation — not your eligibility to purchase.

Financing as a Foreign National

Many international buyers purchase in cash, but foreign national loan programs do exist through certain lenders, typically with larger down payments (often 30–40%) and different documentation than a standard U.S. mortgage. I work with lenders who specialize in these programs and can point you to the right one for your situation.

Documentation to Prepare

Expect to need a valid passport, proof of funds (bank statements or a letter from your bank), and sometimes a reference letter or proof of income depending on the lender. If you're purchasing through an entity (common for tax planning), your accountant or attorney will set that up — I can refer you to professionals who work with international buyers regularly if you don't already have one.

Remote and Expedited Closings

You don't need to be in Miami for the entire process. Showings can be coordinated around a single visit, and closings can often be handled remotely via power of attorney or remote online notarization, depending on the title company.

Working in Your Language
